Yes! Most of our properties allow mobile homes. At Brooklynn Ranch, mobile homes must be 15 years old or newer. Check each project's details for specific rules.

Yes! At Brooklynn Ranch, barndominiums, container homes, tiny homes, and traditional site-built homes are all welcome. There's no minimum build size requirement.

Yes! Animals are welcome on our properties. Whether you want a few chickens, goats, or cattle, you'll have the freedom to raise animals on your land.

RVs are allowed on most properties as long as there is also a home (mobile home or site-built) on the lot. This is a common arrangement while you're building or getting set up.

No! None of our current properties have an HOA. You'll enjoy the freedom to use your land as you see fit, within the minimal deed restrictions.

Utilities vary by project. Some properties have water and electric at the road, while others require a well and/or septic. Check the details page for each project to see exactly what's available. Our team can walk you through everything.

Most of our properties require a septic system installed by the buyer. At Brooklynn Ranch, an aerobic septic system is required. We can provide guidance on local septic installers and costs.

It depends on the property. At Brooklynn Ranch, wells are needed (installed by the customer). At Sun Land and our Waco tracts, water is available at the road. Each project page lists the utility details.

Most of our properties have private gravel roads with a low monthly maintenance fee (e.g., $15/month at Brooklynn Ranch). Our Waco tracts have county-maintained roads. All roads provide year-round access to your property.
