Buyer's Guide

Everything you need to know before buying rural land in Texas — from utilities to financing to mobile home rules.

💧 Utilities Checklist

Water

Some properties have water available at the road from a local provider. Others require you to drill a private well. Well costs in Texas typically range from $5,000 to $15,000 depending on depth and location.

💡 Tip: Check each project's detail page to see water availability before buying.

Electric

Most of our properties have electric power available at the road. You'll need to contact the local provider (e.g., Oncor) to get power connected to your property. Connection costs vary.

💡 Tip: Budget $1,000–$5,000 for running power from the road to your home site, depending on distance.

Septic

Rural properties typically require a private septic system. At Brooklynn Ranch, an aerobic septic system is required. Standard septic systems cost $5,000–$15,000; aerobic systems run $10,000–$20,000.

💡 Tip: Get quotes from local installers before buying. We can recommend contractors.
